Is your guesstimate for hardwood floors nail down. Is the 3.00 per square foot including sanding and finish along with install and subfloor prep? thanks.

Wasn't this guy asking the cost of prep, installing, then sanding and finishing? $3.00 a ft. for all that would be ridiculously low!

Yea it's cheap but the sad part is that is what most builders in this area "budget" for install sand and finish.
