Do you have a cement slab for the hardwood to go over?
Engineered flooring that is pre-finished would probably be best.
There are lots of different colors, but a light brown floor color will
anchor your architecture. See samples at a showroom. You can have
narrow or wide boards that will look best depending on the size of your rooms.
Wood flooring that is pre-finished usually has a small bevel around each board.
For a little more money you can have a smooth floor that is sanded after installation. Once you choose your flooring and its installed, you should never need to sand it again if you are careful keeping it clean and use floor protectors under all furniture. Another coat of finish can usually be applied when it starts to get worn.
