You can just use the water-based finish to make the pine floors look like new. With animals that may cause dents you should use the lowest ouster finish available so the dents from claws don't show as much in reflections. I like to stain floors so they anchor the architecture and look "solid". Your architecture may look OK with light floors, but usually the original finish was probably a brown colored varnish. This choice is sometimes called the difference between restoring and remodeling. The color choice also depends on what grade of material was used for the flooring. Lower grades will look better when stained.
