Please give me your opinion!! I called a company from Angie's List. The young man came out, and I showed him my living room, and two bedrooms. Told him we needed bad areas (old dog pee) torn out (about 150 sq ft) down to cement and replaced, then everything (about700 sq ft) sanded and finished. He texted a bid the next day of 2400 including supplies. After several rainy interruptions, he suggested doing the living room completely first. He was given 900. After he finished living room, he said he was done and wanted the balance of the money - 1500. I asked why since the bedrooms weren't done yet. Then he said it did not include the bedrooms. I had texted him several times about the bedrooms during the work and he never said the estimate was only for living room. He now says even though when I called him out to look at all three rooms, he only gave an estimate for the one room and I owe him the full amount or he will put a lien on my property. There was no written estimate. He says it will be 2200 more for the two bedrooms. I dont know what to do. He said the living room supplies alone were 1200 and he won't budge. Help!!!!

"Texting the bid".....Geez, I must be getting old. I won't proceed with anything unless I have a signed contract, with everything spelled out. Obviously it protects the homeowner as well. It's business. His threat of liening is rediculous....He doesn't have a leg to stand on, as well as you don't. Sounds like his feedback is about to be trashed on Angies List.

Laws vary from state to state but usually are very comparable when it comes to matters like this..
Legally I would say he at more risk than you for having no written agreement and/or signed contract.

this is the reason why they are so important..they eliminate he said she said..what is written ,signed and approved/accepted
can not really be disputed if it was done this way.


I really wouldn't worry about it..weird how things like this happen..

Looks like it Howard. Same with me. I've actually never used a text function. In fact I recently dumped that dreaded Iphone for a prepaid Verizon phone. Could be my locale, but that ATT service could not make a call from inside my house...and that so called fast internet 3G mobile speed? I should have done more research because it loaded like a 56K dial up, even in Atlanta.

Did you save the text messages? Those are evidence. I had a guy who only liked to text, really rich. I virtually had to corner him to get a sign off on my bid as he was out of town allot.

I can lien your home and I have not even met you.
A lien has to be accompanied by a legal letter of intent, of the pending litigation & lawsuit, that the lien represents.

You don't respond, the lien is enacted.
