 Post subject: Water based polyurethane over previous finish

We purchased a home and the seller said she had the hardwood floors refinished. I'm not sure when exactly, but I think its been done sometime in the past 3 years.

I think it was done with a waterbased polyurethane, but I'm not sure. The floors look great.

We are thinking of just giving the floors 1-2 coatings of water-based polyurethane without any sanding. Just a good cleaning.

1. I'm concerned about the coating peeling off. How would this happen?

2. Is 1 coat enough to give some protection? (there already is a coating of polyurethane on the floor now)

3. What's the quality on this stuff?

You only need one coat of new polyurethane on a floor that was refinished within the last three years. You can test the existing coat by lightly sanding it with 180-to-240 grit sand paper, and then applying a test patch of the polyurethane you’re going to use.

Do at least three test patches, in different areas of the floor. Leave them overnight. Test them by putting duct tape on the patch, and then ripping it off. There should be no residue or flaking on the duct tape strip.

Varathane water-based polyurethane works fine. My flooring supplier carried it, and I used it on my jobs for many years. When I’d come back to re-coat my jobs after five years, the finish had held up well.
