I'm looking for a quality prodcut that won't break the bank for the wood in our new home other than the floors.

Any products you might suggest for tung-and-groove walls and ceiling that is water-based/low VOC?

Minwax, seems to be very popular for projects as you have.

My vote goes to "Emulsion" by Basic.

It looks like Emulsion brings out amber tones. We'd like to keep the wood as is, if possible.

I'm curious as to the "why" behind your product suggestions.

Again, these are walls/ceilings, so nobody will be walking on them.

Well, in a nutshell, my recommendation for EMULSION was for exactly that purpose. If you dont wish to have that amber look, then by all means use a straight water-based finish. Since the walls and ceilings can be considered low traffic areas (lol) use an economical but user friendly product. My revised vote is for "Contractor's Choice" by BASIC.
Its available in 4 gloss levels, suggest matte or satin for the most natural look but still with good protection.

Buy the least expensive water-based finish available at your local big box store. I see Parks has water-based finishes, as does Minwax and Varathane. Keep in mind, these are water-based. If the wood is not very smooth, the water in the finish will raise the grain, making the wood feel fuzzy and rough. This may not be a problem as few go around touching the walls and ceilings. But I thought it should be mentioned. BTW, these can be sprayed as well, with airless type sprayer set up for lacquering, which is the fastest and easiest way to get finishes on walls and ceilings.

do a tung oil so you can easily recoat it later in life.
