We have been using Parks Pro Finish Universal Sealer on all of the floors we do. We like it because it dries really fast, brings out the grain pretty well and it can be coated with oil or waterbased finish. This stuff jumped from $27 per gallon-$44 recently. I went and bought 39 gallons about a month ago while at a Home Depot that I noticed had not changed the price yet. Well we have ran out of these and I am considering trying a new sealer that can dry just as fast and has similar qualities. Can anyone recommend anything?

Aside from Shellacs, you might try Bona Quick Dry sealer. You can coat over it with oil or water. I have rolled it on but it tends to fish eye, so I recommend using a lambs wool and laying it on fairly thin as a thick coat serves no purpose.

I've used a lot of this product and it generally works great . But if you use it and buff it and it feels at all tacky, do not put water base on it until it has had more time to fully dry.

Paul, Thanks for the reply. I have used Bona's dry fast and do like it. I just really like the dry time of the shellacs.

Maybe check out Zinnser dewaxed shellac. Not sure what the price per gallon is. It should work well.
