 Post subject: Unfinished flooring install time

I have a 400sq ft 2 room area that needs to be installed using unfinished maple.

I was quoted 3k for the install in my area (I provide the wood). 6.5k if they provide the wood (select maple, more for clear).

The quote for timing was a 1 day install and 1 day for sanding and 3 coats using minwax or bono water based poly.

Is it possible to get flooring installed this quickly? The guy said he had a large crew and installs 3 floors a day.

I'm mostly concerned with the coating dry times and if a good job can be done in this short a time by a professional.

Run from that guy. Get other bids. For one thing, his prices are WAY high. $7.50 a sq.ft. to install unfinished flooring is more than double the normal rate even in the most expensive of markets. About THE only reason I could justify this pricing is if accessability was very difficult and the floor layout was complex. Like a premium penthouse in a high rise urban building with no on-site parking. Stuff like that. While it is possible for a couple of guys to install 400 ft in a day and sand it and seal it the next day, this guy sounds unreal at those prices. When hiring contractors of any kind, get references, check licenses, check insurance, and get at least three bids from experienced local contractors to know what the average cost is for your area.

thanks for your advice. I've gotten around $6-8 sq ft from contractors so far. One actually told me $20 sq ft for everything including mats which I thought was outrageous. The other 2 quotes I've gotten are $2400 and 2k which do not include wood cost... which I would provide.

I'm in NYC, dont know if anyone knows of a good affordable contractor in this area that will do a good job.

Those prices seem pretty high, But youre in NY I think everything is higher there..?

By myself I can install 300-350 in a day (a 2 room layout that you describe I could stay an extra hour or two and have it installed in one day).
Sanding is about the same 275-325 per day (stained or sealed).

So I agree with his time frame.

But those prices... still seem high, you could fly me and gary out for that much... :roll:

That sounds about right for NYC. That is one of the most costly places to do anything construction related.

Yeah, I guess it's OK for New York City. I was originally thinking it was $7.50 a ft. just for installation, with no sanding and finishing or flooring. But when you factor in everything, location, installation, sanding and finishing, I suppose it's OK. I know in my high priced local, we couldn't get that much. Maple is only a dollar more a foot than oak for the flooring and about $3.25 plus tax delivered to the job.

I thought it was for only installing also.
Here its about 10 for maple supplied installed and sanded.
