Hey there,

I'm looking to purchase a home that has pre-finished hardwoods throughout the first floor. 90-95% of the boards are a satin sheen while the other 5-10% is of a high gloss sheen that is placed randomly throughout the first floor. Is this an acceptable installation?

It would appear to me that the installer went through all the boards, picked out the incorrect boards, and consciously installed the wrong sheen randomly on the first floor. Wouldn't the correct action be to replace the boards with the wrong sheen and keep the hardwoods consistent?

If anyone has any insight to this issue, it would be greatly appreciated.

Thanks!

Looks to be a bit late for anything considering you didn't have the job hired out. If you're merely asking if replacement is a good recourse I'd have to say...well...maybe...but it sounds massive! I also have a feeling you may have a hard time finding someone that can handle it professionally. I'd definitely ask to see their work even if they come highly recommended. Lot's of patience and finesse for something like this.

How old is the floor? If it has wear, any replacements are going to look like replacements. Is the product still available? If not...complete refinishing will take care of it.

Or, perhaps a screen and recoat? Depends on the product/finish, and cleaning that has been done. Hopefully some of our finishing experts can help better than I in that department. Some hardwoods may not take to a screen and re-coat because of all of those high tech finishes...aluminum oxide etc.

So, the kicker is that the home is brand new. It was finished in early 2013 and I'm purchasing it from the builder. Their claim is that this is the acceptable industry standard; which I'm highly doubting.

I honestly don't mind the look, but I'm very concerned about resale. If it's gonna cost, say $5,000, I don't want to have to pay it knowing it's an issue at closing.

And just for estimation, it's roughly 700 sqft of hardwood.

Thanks,

Andrew

could be manufacture defect. product change and old/new lot mix
Somerset used to only manufacture with beveled edge on long sides.they now make with all 4 sides..totally different look. distributor might possible send out a mix

could be mill run lot # issue.

or even better.

installer had a couple boxes of another make and mixed them in to save money.

especially easy in a natural floor..

regardless..a resale wont be effected. you have a wood floor.thats all you need.
