 Post subject: Swirls, dents, and pools in professionally refinished floor

Hi,

I am writing for some help. Found hardwood floors under my carpet and was going to refinish them myself. After doing research and hearing horror stories, I decided to hire a licensed and bonded professional (I looked up his license prior to the job - everything checked out). Long story short, the results seem substandard. See all the pics here (http://imgur.com/a/Ip0rJ#0

He came over and we discussed the job. The dining room and stairs had been painted over, so he was going to scrape those before refinishing. The living room and bedroom had speckles of paint but nothing major. He said he always does the work himself, so I wouldn't have to worry about him handing off the job to someone less experienced. Maybe he set my expectations too high, but he said that the floors would look beautiful when he was done with them.

I gave him access to the house for a week while I was away with family. When I returned, the floors had been done, but it was certainly not the quality that I expected. I've attached some pictures where you will see significant swirling near the walls. Also, pools of polyurethane collected in areas where he sanded the floor deeper than other areas. There seems to be a lot of dirt trapped under the finish. The staircase seems to have gotten very little sanding and a sloppy coat applied. He installed reducers to the kitchen and around the fireplace that don't match the floors. He also said he put on four coats, but how can I tell?

Overall, I'm pretty dissatisfied, especially since I am paying $3,000 for the job. He says he will come tomorrow to address my concerns. Given the pics I posted, what do you think he should do to fix the problems? I'm tempted to hire someone else so he doesn't ruin the floors more than he already has. What would you do?

Any knowledgeable advice is appreciated.

Hopefully you haven't already given him any money. I would not let him anywhere near those floors again. If he thought that was acceptable enough to put any poly on none the less four coats he has no idea what he is doing and has no right to be in the business. Get your key back and any money you gave him so far and hire someone references.

the guy used an edger sander the sand the whole job? he didn't have the proper equipment and dint know how to use the one he did have.

he applied a waterbase finish and by coloring., I m willing to bet it was an emulsion waterbase finish.

Minwax makes one now and is available at Home depot..

it will turn dark like that when over applied.

that job needs to be sanded by a real pro with the proper machinery, who knows how to sand to correct damaged flooring.
