 Post subject: Should there be some sort of work guarantee in the contract?

We signed a contract today with a deposit down and when we got home we realized that there wasn't a work guarantee of some sort in the contract. Should there be?? If so, we are feeling pretty stupid. We are just so exhausted with Escrow, packing, and raising a baby that it totally slipped our minds.

The flooring company is a small family business owned, 2 stores.

After having work done by a installer let me tell you how I would hvae done it next tiem. I would get an idea in writing about the finish and sealer or stain they will use, the number of coats, the amount of dust you are going to have to clean up, existing areas that squeek that they are responsible for "quieting" or leveling 3/16 inch over 10 foot span(I believe this is the number), the kind and height of transition pieces, subfloor height changes if this is being done.


I inspect the job closely before you write the check and do not be afraid to expect all work to be completed as verbally and written understood. Start and expected finish date would be c good idea also.

My proposals, are very specific, just like wiwbar, wanted.

I don't want a "I thought that was included" to come up after the contract is signed.

Non-specific contracts, are their way to come in with a low bid, and add extras to increase the profit, more then some of the higher bids, where that was stated on the proposals.

We did get the approx. start/finish date, & the MVP sealant to be used in the contract. My husband is going to call them today regarding the other things.

In CA, a warranty is implied and required by the state. It need not be in writing. Typically, worksmanship is warranteed for a minimum of one year. It's state law. If there is a problem, the contractor must come see and determine what the problem is. Is it faulty material or faulty worksmanship? If it is a failed product with a manufacturer's warranty, then the contractor should assist the customer in filing a claim with the manufacturer.
