 Post subject: second attempt

This is my 1st time posting, I should have come here 1st before my last project. I have 1950s oak flooring. I tried last time sand, stain 1 coat oil based polyurethane light sand then another coat. Great looked good for like 4 months. I do have a small problem animals well pee. I get the pee cleaned up quickly but still does damage to the polyurethane. So if I do this again is there a sealer that will hold up better. Some other process not sure. I really want to get this right this time.

There is nothing on the current market that urine wont ruin. Better off sending your dog off to obedience school or by them a kennel. floor finish is not designed with the idea of continual pee being applied. The animals are the problem not the floor finish. fix the problem not the result.
