Proper way to finish your floor is to first apply an oil-based stain (I prefer water over alcohol to open the grain) allow to dry 2-3 days, then apply two coats of waterbased finish. The following day, the floor should be buffed to remove all grain raise, particle matter, etc., then a final one or two coats of water-based finish applied. Now, when I say "proper way", I mean my way, lol. Every flooring contractor I have met in my career, has a way to finish floors, and none of them would admit to doing it an "improper way".
