 Post subject: questions on applying sealer + finish

Hi all,
A professional is coming soon to sand around 350 sq ft of unfinished white oak that some friends and I recently put down. I plan on using water-based finish and I have some questions:

1) what is a better water-base product - Minwax or Parks Pro Finisher?

2) i purchased a water-based-applicator sponge that will thread into a handle (like a broom stick or whatever). do i just dip the sponge into the sealer/finisher and mop onto the floor (i'm assuming "no")? there must be a special technique?

3) can i just use 120 grit sandpaper on a rectangular sanding block to sand in-between coats? i don't have a floor buffer.
