I live in Tacoma WA, What is a fair price per sq. ft for laying and finishing a solid white oak floor (200 sq ft Kitchen w/no cabinets) with 3 coats of oil based poly I was told $ 10 per sq. foot.
Does this seem fair?

Should this price include any subfloor prep? Trim or mouldings? or would this be just to install and finish the flooring?
I am curious as to what other professionals would charge for a similiar job.

Also what are your thoughts on putting plywood on the floor where the kitchen base cabinets will go so I wont have to pay for the extra expense of flooring under the cabin

All that is going to be up to the contractors you dicide to quote the services, you request. No one here can tell you if it is fair or not, they have not had the opportunity to see and quote the job themselves.

Everyone knows what their time is worth, along with the value they bring to the table. Value is not measured on price alone.

You need to speak the folks who gave you that estimate and find out. What a job quote includes should be absolutely clear from the beginning so noone has false expectations.

I honestly don't know why you would want to install unfinished oak. Oak is the cheapest and most readily available for all hardwood flooring. You can buy pre-finished solid oak flooring for under $3 square. Another $3-3.50 or so to install it.

You're throwing away $600-800 in labor just to finish a brand new floor.

Sand on site is a different look IMHO. I looked for months to find the right wood, always told sand on site was out of style by the tile, carpet, wood stores. I started looking at sand on site and bingo done, R and Q white oak. Maybe the finish is not as hard but its been 2 years now and it looks brand new.

Plus also I would be careful of 3 bucks a foot prefinished wood. Also it is usually water based to dry quick on the line.
