 Post subject: pet stained oak flooring, what to do?

i just purchased a house where the previous owner was kind enough to train her pets well enough to pee around the bottom of the furnature. this has left the origional sealer/laquer/finish peeling up in some areas. i have done alot of wood working and am well aware that it is much easier to remove more material in a slow fashion than to rush and have to deal with fixing the problems in the long run.

my questions are these.....

will i need to do anything to the flooring to deal with the former urine that was deposited on the floor other than a good sand and finish?

i am thinking of renting an orbital and finishing the edges with a hand held orbital and hand held belt just to remove the old finish. anyone see any issues with this?

also, what is a deep mahogany color finish that is relativly quick drying as i dont want to wait the 30 days to move in that some oils advertise.

If you have peeling finish you should completely strip the floors. For this you'll need a drum or belt sander, not hand held, a floor sander. For the edges you need an edger then finish sand with palm sander. Buffer is also necessary.
If you have urine stains you'll likely have to replace boards to eliminate these places, as pet urine usually leaves permanent stains deep in the wood.
You'll need to apply a stain to the bare wood, allow to dry then two or three top coats, we use Polyurethane mostly.
