 Post subject: Oil vs. Waterbase with three dogs

I currently have about 500 sq ft of white oak hwds that I'm looking to get refinished. I have three fairly large dogs and would like to apply a finish that will hold up the best with the dogs (knowing that scratches are inevitable). I've heard varying thoughts on oil base vs. water base. Any thoughts/experiences?

The best surface floor finish for a home with dogs is Bona Traffic in satin. I used it in my brother's house who has two large rowdy dogs. Yes, the dogs scratch it but the scratches barely show. We stained the floors fairly dark because he had water stains that would not sand out and he didn't want to replace the wood. Overall, it looks good. An oil-based poly would have been nearly worn out by now. Plan on regular recoats.

Why not use OSMO Hardwax Oil. It's low toxic, and REPAIRABLE. With dogs it's the best choice. check out this link for more info

For maximum durability I recommend Moisture Cured Urethane. I've been back to work in a house whose owner had 2 Irish Wolfhounds (THAT LIVED INDOORS - had their own couch!). After 3 years there were DENTS but the finish was not broken ANYWHERE.

Don't put waterborne directly on WHITE OAK - looks UGLY!! If you must overpay & use waterborne, use an oil sealer or stain first.

Gotta respect the WOOD!

ps - we were back as the new owners who wanted more rooms done.
