 Post subject: Oil based poly on old unsanded hardwood floor?

40 year old raw hardwood floor, never sealed, but covered with carpet till we bought 13 years ago and removed carpet. So, 13 years of foot traffic on raw wood floors. My contractor says oil based poly only. I DON'T WANT TO SAND. WILL THOROUGH CLEANING BE ENOUGH? This house is about to become rental and is always in danger of flooding although has not flooded to date. Enough History, anyone have advice?

Listen to your contractor! Sand it and apply the oil based poly!
