I have a 5 year old engineered floor-Bruce Floor Turlington Model. It was professionaly screened and topcoated with an oil based urethane 4 weeks ago. I noticed small areas peeling within one week of service. HELP!! The floor has a 1.6 mm wear layer so I am very hesitant to refinish it. Is anyone familiar with "Tykote" a product make by Basic Coatings which will allow the urethane to bond to the factory installed topcoat? I have been told by several installers that there is nothing that they can do which will prevent the urethane from peeling...if this is the case, why would a professional agree to screen and coat an engineered floor in the first place. Let me thank anyone who is willing to respond and help me find the best resolution for this problem.

the floor is done..

it cant be sanded especially if floated.

no way to remove the peeling finish but rest assure it will remove itself.

prefinished floors can be recoated..but I stay away.

the floor has to be fully abraded..which is no doable with proper machinery which we don't have.

its also helpful to use a universal sealer after the fact as the primer coat.
the apply finish of choice.

but in your circumstance I fear its too late. you will need to replace the floor,

if a fllor guy in your area has an abrader , it may be possible he can remove all the flaking finish and prepare the base properly enough to seal with universal sealer then apply topcoat.

make a lot of calls..its a $3ooo machine and very rare..

How do you clean the floor? Wax, water, swifter? Wax can be a contributor to a floor peeling also,....

I just bought the place. I have no idea how the previous owner cared for the floor. The problem is moving forward....the floors were recoated and the urethane is peeling off. Professional floor guys are reluctant to take this project on...they feel that rescreening will result in the same problem of peeling. My question is whether you have any experience with this problem and whether you are familiar with a product called Tycote which bonds to the factory finish and will allow fresh urethane to band to it as well.

It seems you are not grasping the situation.

The floor is done.

You can not use type over a peeling finish.
The only chance you have is finding an outfit with an abrader

The Tykote system is to properly clean the floor to make sure there are no contaminates. It will not take care of the pealing finish. I have run into peeling finish before and had to hand scrape the whole floor so that is an option depending on the size of the floor. Then it could be properly prepared for the job.

Yep all the oil based needs to come off 1st. Never try to recoat a factory finish with oil based that was a mistake in itself. tykote system will only work with waterborne finishes. removing the oil poly is going to be next to impossible without the machine James is referring to. good luck.

Thank you all for your responses--What is this "abraider machine" called? It is obviously different from the machine used to screen my floors.

I get it! I got it from the moment my floors started peeling and I asked that the oil based poly finish be removed and the floors taken back to the factory finish. This is a big problem that nobody wants the headache to do. I have made many calls with few takers. Can I contact any of you directly?? Thank you
