 Post subject: need some opinions on new floor

Hello and Happy New Year to everyone. I am trying to figure out what hardwood floor would be best for me. It is a family room with heavy traffic and our dog spends most his time playing in there with the kids. It is currently carpeted over 3/4' plywood. I can't decide what will hold up better between prefinished or non finished with an oil based finish. Friends that have both swear by them. My only concern with pre-finished is the beveled gaps and dirt getting caught in them. Which would last longer? The installer says the pre-finished that he installs has a 20 year manufacturer warrenty and is trying to sway me in that direction. I find it hard to believe that it could hold up that long under heavy traffic.Plus the pre-finshed seems to be a bit more slippery when walking on it in socks. Any opinions are greatly appreciated. Thanks in advance.

Just doing one room and with dogs/kids playing on it I would suggest looking at a prefinished, distressed or handscraped product, around 5" wide is a nice look for family rooms. Here is a very nice 5" engineered made by Andersen

Like Jerry said but with an oil finish. Anything can get scratched up and look funky. Then your only option is to screen and recait the whole shebang. Oiled can be touched up easier.
