I live in Southern California and we're refinishing a room with hardwood floors. I'd love to hear about anyones opinions regarding the following -

AFM Polyureseal
AFM Natural Oil Wax Finish
Bona Kemi Eon 70
TRUE dustless flooring - Bona?

Also, if the wood floor was installed circa '58 and is virgin wood, (this may sound ridiculous) does it need sanding? I'm guessing the only way to have any finish - gloss or satin waterbased - stick is to sand, but again, I look to you.

One company I spoke with said they use a "Dustless Flooring System" but it's not pulled into an outside receptacle. Thoughts?

My top priority is Low to No VOC, no formaldehyde, etc...basically I am most concerned with keeping this as safe and as green an endeavor since the room in question is going to be a nursery. Additionally, a family member has breathing/lung issues that I have to avoid exacerbating.

Any and all suggestions and guidance would be greatly appreciated.

Yes, it needs refinished.

Go with the dustless company and ask for references.

Use the bona Eon 70.
