Hi! In deep trouble here.
I have a studio in Manhattan(condo), and i've hired a contractor to install new hardwood floors.

We started the installation, but he came about 100sqft short.
When he returned with the rest of the wood, the management board at the apartment stopped him and won't let him in until he shows them insurance with the board specified!!

He showed them his license, but was no use, they wanted a certificate with the board's name on it.

He doesn't have a contractor's insurance, and we haven't been able to finiish the work.

Please help!! how can we get temporary insurance??

It appears that the "board" your are referring to is some sort of a homeowners association board, yes? And that they have by-laws stating that all work performed by contractors must be insured. They probably want general liability insurance naming them as additional insureds as well. I have had to do this in the past as well, naming various contractors and homeowners as additional insureds on my general liability insurance. Your best bet is to talk with an insurance broker who specializes in insuring contractors. There may be short term liability insurance available but I have always bought an annual policy through my broker. It isn't cheap, an annual policy. About $1,250.00 a yr. and another $50.00 to name additional insureds.

I am trying to look for someone with insurance in the Manhattan area now to finish the job.
