I have a approx. 20 year old Hartco Acyrlic Impregnated floor. Located in my kitchen and entry area. It has held up really well, except it was suggested that once a year we use the Hartco Pattern plus shine, which we did. but, the floor looks kind of dingy and some stains have been covered over with the "wax" so they don't come of easily. what would be the best way to handle cleaning off the layers, refinishing ? We would prefer not to use the Pattern Plus Shine again as wear patterns show as is wears off. It is still in relatively good shape except for minor scratching and the stains certain spots. Only spots of stain. We want to do this right and don't want to rip it out. Please advise us. Thank you. I live in Michigan if you know the name of someone who does a good job if is needing to be redone. Genny

I'd call the manufacturer. They usually have a tech person that might be able to answer that, rather than sand it off.

Like SP says, I would call Armstrong/Hartco. It might be just a matter of using their Hartco Shine Remover to strip off years of the Hartco Shine buildup. The staining may be between layers of the buildup, and clean right up. The wear patterns may also be due to a buildup.
