 Post subject: Glue or naildown to woodsubfloor in So California....Help!!!

Hi all - 1st post - Long time lurker. I'm planning to replace the festy carpet in three bedrooms in Carlsbad, CA. This is a few miles from the coast and we get plenty of fog throughout the year. The rooms are upstairs (wood subfloor) and are connected by Mexican Paver tiles. We have two large dogs that are active but I don't mind scratches and scars as I beleive they add character to the floors.

I found a solid product by Junckers but I have had installers tell me they wouldn't touch it with a ten foot pole so I am continuing to look.

I've visited many design centers and get conflicting info from all of them.

My questions are as follows:

1) Is there a hard fast rule to nail vs. glue for wood subfloors?

3) Will a solid that has been treated with a urethane finish need to be sanded and refinished? And if so how often?

4) Please include any other info you think mmight be helpful.

1) 3/4" thick solid wood flooring is typically nailed down. Wide planks can be nailed and glued. Engineered floors can be nailed (stapled) or glued with an underlayment over the subfloor. Thin solids (5/16") are typically stapled over wood subfloors.
3) Some floor finishes last many years. Others wear out in a few years. Typically, even under heavy wear, a urethane finished floor should last five years before needing to be refinished, IMO.
