I am looking to hire a professional to refinish my oak floors. They show slight "bowing" and there are a few stains near the sink area. The baseboards are also oak.

It seems I can have either drum or orbital sanders, though most professionals seem to use drum for the main area then use orbital around the edges. Is there a preferred method to seek out?

I've also been told that the newer water-based finishes do not amber as much and even make the floor seem a little lighter when it goes on (which I would like). the water based seems more expensive. Is one going to hold up better over time?

Hire a pro based on the results of their work, their experience and references, not the tools they use. I will say most pro refinishers do use a belt style drum sander. Two part waterbased finishes are "harder" than oil-modified polyurethanes but can show scratches more If you choose a glossy finish. They are lighter in color and more expensive (for the good ones). They are generally worth the extra cost. All floor finishes will require periodic recoats. How often depends on how well the floors are PROPERLY cared for and the amount of foot traffic.
