I am looking to hire a professional to refinish my oak floors. They show slight "bowing" and there are a few stains near the sink area. The baseboards are also oak.
It seems I can have either drum or orbital sanders, though most professionals seem to use drum for the main area then use orbital around the edges. Is there a preferred method to seek out?
I've also been told that the newer water-based finishes do not amber as much and even make the floor seem a little lighter when it goes on (which I would like). the water based seems more expensive. Is one going to hold up better over time?
