 Post subject: Doug fir...to finish or not to finish

I have a home which I believe was built in 1951, with Douglass Fir
2 1/2" strip sub floor over joists.
The home is on 18" post and pile, has a vapor barrier on the ground.
When all conditions are in line - many days rain, high tides there have been times of water slow to leave the area, though thankfully, not as high as the floor joists!
I have a sump pump which I employ in those times to accelerate the drain off.

Would you recommend refinishing the flooring, or is it too soft/not a good idea, given the fact that there is moisture and the boards are directly over the joists? If yes, what
products do you recommend?

I appreciate your comments and opinion.

It musta been finished before so why not now?

Are you saying the crawl space gets flooded on top of the vapor barrier? If so you should first correct this matter somehow. For do you have grading issues?

Thanks for your reply. The vapor barrior is on the dirt. When water is in the space,
it is covering the vapor barrier. The water will drain on its own in time, I assist this
with the sump pump. The lot is level, so their is no real grade for natural drainage
when all conditions are in place(extensive rain, high tides, etc.).

Well being a desert dweller I probably don't understand as well as others how water gets on top of a vapor retarder. Unless of course your house is on stilts and the tide comes in over top of it. :lol: In that case a vapor retarder us pretty much useless.
