I am a new home owner and am undergoing a complete remodeling job.
The house was built in 1959. I was wanting get someone to refinish/repair the original floor in certain rooms totaling about 700 sq ft. To keep it short, the floor needs work. A 30" x 30" spot is missing (plywood filled). Many dark spots, loose boards, boards with cable holes drilled in them, some cupping, etc. I don't think the floor has ever been re-done. There was wall to wall carpet when I bought the place. I guess my question is how much should I expect to pay for this re-finish/re-do floor and would it be worth it. For lack of a usual question, any comments are appreciated.

Cost of work is relative to where you live, who you hire and what needs to be done. IMO, restoration of the floors is worth it IF over 50% are in fine shape and only need refinishing. Once you get to the 50% mark, you might as well rip them all out and start over because patching and repairing is so labor intensive and often, not as good as installing all new. On the AVERAGE, expect to pay $3.00 per square foot for sanding and refinishing. It could be more IF you want the floors stained or an expensive finish or you live in an expensive area of the country. The cost of the repairs is determined by the type of flooring, the cost of the new flooring (if available) and the labor cost to make the repairs. I suggest you ask friends and family for references for local hardwood flooring craftsmen to solicit bids. If you cannot get references from them, try the NWFA.
