 Post subject: Buying House - Trying to identify wood type & damage

Hello,

This is my first post on the forum. My fiancée and I are looking to buy a house built in the early 1960s. The house had carpet installed which was recently removed. I am trying to determine the course of action for addressing some spots/damage that are in one of the photos below. In addition, I am trying to just tell what type of wood I have. Wood grain identification is not my specialty by any means. My fiancée and I really like the color of the wood and would like to make sure it's going to be well protected. I am trying to also determine if I have to sand and refinish the floors before putting a protective layer of poly down, or if I should go an alternate route. Thank you.

It looks like you have white oak floors, and yes, you should have them refinished.
