I am renovating an old block home in North Florida. It was built in 1965 and the red oak floors are still in great shape. I am having them refinished next week by a contractor. He is recommending oil based Lenmar in a semi gloss.

I asked about bona traffic which he also offers and the price is $700 more on a $2800 job. 900 sf

His method is 1 coat sealer & 2 coats oil
or
2 coats sealer and 2 coats bona traffic.

Ive heard alot of good about the bona traffic, but has anyone used the Lenmar & is the 25% higher charge worth it.

Actually it is 940 sf and the price is $2750 + $35 for a lead test :?:

So the final price of $2785 = $2.96 per sf

I decided on one coat gloss and topcoat satin. They use the bona quick dry sealer as well
Dave at Armorshinefloors is very knowledgeable and will work with you to make you happy. I have used him once in the past and would highly recommend his company for the Jacksonville, Fl area.

I will post some pics when done as they are beautiful 1.25" boards

same job would be from a generous client...1880.00 ..
and this in Metropoland...NYC NJ area..

low ballers would give you around 1400.00.....

Traffic would go 2300.000 and be lucky to get it..

i headin south..=)

I have used Lenmar finish and it is a very good oil based finish. However, nothing can beat traffic. On a 900 square foot job, doing 2 coats it would take about 4 gallons of traffic which is $400. I would try to negotiate the price about $300 extra and get the traffic.

Damn, that sucks for me. I had 4 different estimates and they ranged from 2500-3500! I even had an independent off craigslist and he wanted $3200!

Lenmar is all I use. I like woodline by bona as well, I just dont like to mix finished. I have fooled around with traffic. I don't believe the hype about it being the best, not even close. If it is really hard, it is still really thin. I have sanded traffic off a floor and it came up like butter. The only thing I like about water base is it seems to be cleaner. I would stick with the oil lenmar.

You two are both silly, talking about a sq. ft. price with out even considering what you are sanding. Old homes often have finish that requires open coat. You expect the same price as new wood with no finish???? What rooms?? Are we talking a foyer, living room, dining room or a living room, hall, bedrooms, closets, linen closet, coat closet..... something chopped up? Does the floor need to be trowel filled? Is it flat or rolly polly? JamesTRD do you charge the same price regardless?
